Occupied Staging

Not every listing is vacant while on the market, but there are many things that can be done to stage an occupied home! That’s where we come in. We offer a few different options to help stage your occupied listing. Check them out below!

Our process starts by creating a Personalized Staging Plan for your listing.

A member of our design team will come and evaluate the property from a buyer’s perspective. We compile a detailed plan that suggests updates, layout changes, and staging advice that is intended to increase the marketability of the property.

The information and suggestions outlined in the Personalized Staging Plan can then be implimented independently by the homeowner(s) or with our assistance.

We can be your guide as you implement the Personalized Staging Plan with an Assisted Staging Session.

If you're feeling like you could use some hands on guidance in staging your occupied listing, we can join you for an Assisted Staging session. During an Assisted Staging Session, we will help you or your client impliment the suggestions outlined in the Personalized Staging Plan. This includes finding a functional layout for the existing furniture that works to showcase the property’s square footage, depersonalizing, decluttering, and adding accents and accessories to enhance the overall appearance of the home.

Personalized Staging Plan: $199

Assisted Staging Session: This service is an additional option that can be scheduled after the completion of a Personalized Staging Plan. More information is included when you recieve your completed plan.

Vacant Staging

For each vacant listing, our team curates a customized design plan and pulls furnishings from our own inventory, rather than renting from a third-party, so that we can guarantee the quality and availability for each installation.

Listings and project needs vary greatly, so our design process for vacant staging starts when you request a vacant staging quote. We will ask for general information about the listing and access to photos of the space. Then based on the information provided, we will send you quote proposal.

Once the proposal has been accepted, we will reach out to you to schedule a brief consultation which allows us to view the listing and collect the information we need to create a design plan for the listing. We will tour the space, take measurements, photos, and create a 3-D home model using LiDAR scanning.

Our staging pricing is based on list price, square footage, and the number of rooms to be staged. We strive to keep our costs affordable and accessible to any seller with the average cost well below 1% of the list price.

Room Redesign Consultation

Even if you have no plans of selling your home, we can help you get started on tackling those redecorating projects you’ve been dreaming about for ages.

This service can be as involved as you want it to be. When you request a consultation, we will discuss your project needs and timeline and then we work with you to personalize a design plan that works for your space and budget.

Options for this service include but are not limited to:

Airbnb and Short Term Rental Styling

Whether you just purchased a lakeside Airbnb retreat or are having trouble renting out your current short term rental, we offer styling services to help make your rental eye-catching, comfortable, and most importantly, profitable.

The first battle is getting people through the door and booking your rental steadily. We will help to style your listing so that it appeals to the widest range of renters, stands out amongst the crowd, and photographs well. But we also focus on the comfort and details of your listing, so that when guests stay, they will wish they didn’t have to leave.

Airbnb and Short Term Rental Styling Fee: $125/hr
